The rates will vary for larger groups - base rates apply for 1 or 2 guests, and there is an extra guest fee for the 3rd and 4th guest. Please inquire for available discounts for weekly stays or if you travel with 2 small children, then we may be able to adjust the extra guest fee for you.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival.
Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy Rental Property, Manuel Antonio Estates must be notified as soon as possible. We require all cancellations be in writing for your protection. Cancellations must be made with at least 30 days notice to qualify for a 50% refund. Cancellations made with less than 30 days notice will incur a 100% cancellation fee. However, Manuel Antonio Estates will make every attempt to re-rent the property. If the property is re-rented at full Rental Rate, you will receive a refund of the full amount of rent consideration (Rent, Taxes, Extra Guest & Booking Fees) less a $250.00 Cancellation Fee. Any possible refunds would be issued a maximum of 14 day after your original check out date. Covid-19 related cancellations: After the declaration of COVID-19 as a global pandemic by the World Health Organization, the extenuating circumstances policy no longer applies because COVID-19 and its consequences are no longer unforeseen or unexpected. Please consider purchasing trip protection to cover cancellations outside the grace period.
TRAVEL PROTECTION/TRIP CANCELLATION INSURANCE: Manuel Antonio Estates does not offer travel protection. You may purchase travel protection separately.

Rules
House Rules
No parties or events are allowed at any of the properties. Only registered guests are allowed to enter the property. Overnight visitors must be reserved and extra guest fees may apply. The max occupancy of a property may never be exceeded. Extra guests must be approved by the management prior to check in. Quiet time is 10pm to 8am, however, loud music or yelling is not allowed at any time, including during the day. Please keep noise to a minimum at all times and be respectful with our neighbors. Please turn off the ACs and lights when not in the rooms. Children must be closely watched, parents are responsible for their children. Please report any damages or loss of items that belong to the property immediately to the management.
