The main floor has a fully equipped kitchen, living area, 2 bedrooms with air conditioning, 1 full bathroom, and a wraparound terrace perfect for relaxing and sipping a cup of Costa Rican coffee. In the beautiful walk-out lower level, there are 2 additional bedrooms, 1 more full bathroom plus direct access to the private swimming pool through large floor-to-ceiling glass doors.

Manuel Antonio Estates provides a unique vacation rental experience as we offer safety in our private gated community with 24 guard service at the entrance, hiking trails to waterfalls and spectacular viewpoints, and an onsite world-class Spa with massage, facials, body wraps, yoga, and Pilates classes.
All of our homes are conveniently located within walking distance from the town of Quepos where there are restaurants, grocery stores, shops, nightlife, etc. From Quepos, there is about a 3-mile road that runs through the rainforest mountain down to the beach/park. Buses run every 15 minutes (50 cents) and the bus stop is right outside the front gate. Taxis are also available 24/7, plus, all tours & activities include round-trip transportation from MA Estates!
Because of the geography of the area, there aren’t very many affordable homes that are within or walking distance to the beach. All of our guests enjoy the proximity to town and to be honest it is just a short drive to the beach.
We also offer concierge services to organize all of your tours, transportation, or chef service needs. Located just minutes from the town of Quepos and a short drive to the Manuel Antonio National Park, Manuel Antonio Estates is the most convenient location for your fun in the sun beach vacation!

The rates will vary for larger groups - base rates apply for 6 guests, and there is an extra guest fee for the 7th and 8th guest. Please inquire for available discounts for weekly stays or if you travel with 2 small children, then we may be able to adjust the extra guest fee for you.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival.
CANCELLATION POLICIES & FEES: We require all cancellations to be in writing for your protection. Cancellations must be made with at least 30 days notice to qualify for a 50% cancellation fee. Cancellations made with less than 30 days notice will incur a 100% cancellation fee. However, Manuel Antonio Estates will make every attempt to re-rent the property. If the property is re-rented at full Rental Rate, you will receive a refund of the full amount of rent consideration (Rent, Taxes, Extra Guest & Booking Fees) less a $250.00 Cancellation Fee. Any possible refunds will be issued a maximum of 14 days after your original check out date.
TRAVEL PROTECTION/TRIP CANCELLATION INSURANCE: Manuel Antonio Estates does not offer travel protection. You may purchase travel protection separately.
DAMAGES & MISSING ITEMS: You are required to provide a credit card as a guarantee on your check in date. The property and contents are to be left in undamaged condition. Any damages found that were not previously there, will be charged to you. Damages found to have occurred during the rental stay will be deducted from the security deposit or charged to the credit card on file. In case the cost of the damage exceeds the security deposit, the tenant will be responsible to pay the additional amount within a period of 14 days.

Rules
Quiet time is 8pm to 8am, however, loud music or yelling is not allowed at any time, including during the day.
No parties or events are allowed at any of the properties.
Only registered guests are allowed to enter the property.
Overnight visitors must be reserved and extra guest fees may apply.
The max occupancy of a property may never be exceeded.
Extra guests must be approved by the management prior to check in.
Please keep noise to a minimum at all times and be respectful with our neighbors.
Please turn off the ACs and lights every time you leave the house.
Children must be closely watched, parents are responsible for their children.
Please report any damages or loss of items that belong to the property immediately to the management.
